MEP & approvals
The part that delays handovers.
Most fit-out delays are not joinery delays. They are HVAC, drainage, power, extraction and Civil Defence delays — discovered late, when the interior is already built around them.
Our MEP team is in the room from the first layout. Loads, routing, capacity, fire strategy and authority submissions are resolved before the ceilings close, and lodged in parallel with construction rather than after it.

What does 'turnkey' actually include?
Design development, shop drawings, authority and landlord approvals, civil and finishing works, MEP, joinery manufacture and installation, furniture, signage coordination, commissioning, snagging and handover — plus kitchen equipment where the project has one. You sign one contract and hold one company accountable for the date.
Do you work outside food and beverage?
Extensively. Luxury retail in The Dubai Mall, executive offices for Emaar, concept stores, showrooms and corporate interiors are all core work. F&B is our specialism because commercial kitchens are the hardest version of the discipline — everything else is easier once you can do that.
Can you work from our brand's existing design manual?
Yes — most of our work is executing an international brand standard, not inventing one. We take the design intent, produce construction-level shop drawings, value-engineer where the Saudi supply chain allows, and protect the details that matter.
Do you work in occupied malls, hotels and office buildings?
Routinely. Night works, hoarding, noise and dust control, mall permit compliance, service-lift booking and strict working-hours discipline are standard practice for us from the Dubai Mall and hotel work.
Who carries the MEP scope?
We do. In-house MEP design and project management covers HVAC, electrical, plumbing, drainage, gas, fire protection interfaces and — where relevant — kitchen extraction, coordinated with the layout rather than bolted on after it.
Will you take a joinery-only or fit-out-only package?
Yes. Many clients appoint us for the millwork package alone alongside their own main contractor, or for the fit-out with equipment supplied by others. We are equally comfortable as main contractor or nominated subcontractor.
